Take A Breath of Fresh Air...
We continually test and monitor the building air quality. We have CO2 sensing devices installed on our supply fans and on every floor for your well being and comfort. Sensors in the building’s ductwork detect the carbon dioxide in the returnair. This data is used to determine the amount of outside air introduced into the building to optimize air quality levels. Further, our parking garages monitor CO levels and adjust air intake levels as required.

Powerful Thinking Has Meaningful Benefits...
The building is retrofitting some major mechanical and electrical systems in order to become more energy efficient. Recently Deep Lake Water Cooling was implemented at this Property resulting in a substantive reduction in energy consumption at the building. We communicate, via tenant newsletters, the specific improvement measures and encourage the occupants of the building to keep pace by reviewing their infrastructure and enhancing their current practices.

When A Product Reaches the End of Its Life Cycle...
Our waste diversion rates exceed regulatory targets. All landscape waste is composted and we maximize our recycling efforts by offering recycling opportunities that go beyond the deskside blue box and include: Battery, electronics components, printer cartridges, specialty light fixtures and construction materials. These can all be placed in on-site recycling containers.

Working Together Makes A World of Difference...
We recognize our tenants as partners in our sustainability plans. Our Tenant Green Design Guide for Commercial Interiors promotes environmentally conscious choices. We encourage tenant participation in our utility conservation programs, such as "It's Cool to Be in the Dark," which, during the summer peak consumption periods, reduces the use of decorative and non-essential lighting and equipment. Furthermore, we encourage the use of alternate methods of transportation to work through the provision of bicycle racks and by offering complimentary bike maintenance clinics in the summer..

GHG Emissions, Reducing Our Carbon Footprint...
The Greening of the building is an on-going initiative which includes the development of programs that effectively address sustainability and GHG emissions (tonnes of Carbon Dioxide CO2). The GHG emissions for the building are being tracked through utility consumption monitoring and audits, and include emissions due to waste. This is a handy tool allowing us to benchmark the building year over year, with the added benefit of any upgrades to the building being clearly measureable.

Zero Waste, Being Part of the Solution...
Zero waste is a philosophy that helps direct people in their behaviors and the way they perceive waste with the aim of eliminating waste. Despite the similarities, zero waste is not just another form of recycling, it is meant to promote the avoidance of any waste being sent to the landfill sites. All tenant events such as BBQs are organized with Zero Waste in mind, all food containers, beverage containers and utensils are either reusable, recyclable or compostable.

Summer Cooling using Lakewater


145 King West sources its air cooling from Enwave’s Deep Lake Water Cooling technology — the world’s largest lake-sourced cooling system. Utilizing the naturally cold waters of Lake Ontario, Enwave harnesses the temperature from the water, to provide a unique, green alternative to conventional air conditioning.

Recycling is one of the many ways we can reduce our impact on the environment and we encourage our tenants to recycle whenever possible. Desk side recycling bins, lobby battery and toner recycling, and special e-waste collection days are available to all tenants and their employees. LEED® Gold Certified
145 King Street West was awarded LEED Gold certification on June 23, 2012.

Leadership in Energy and Environmental Design (LEED) includes rating systems for existing buildings, new construction and commercial interiors among others. Originating in the US and managed in Canada by the Canada Green Building Council. LEED promotes a holistic approach to sustainability by recognizing performance in five key areas of human and environmental health, which include sustainable site development, water efficiency, energy efficiency, materials selection, and indoor environmental quality. BOMA Thank You For Certficate for the 2014 BOMA Toronto Earth Hour Challenge

By participating in the 2014 BOMA Toronto Earth Hour Challenge, 145 King Street West helped achieve an estimated 18,479 kWh or 13.7% reduction in electricity consumption from 8:30 p.m. to 9:30 p.m. on March 29, 2014, surpassing the City of Toronto’s average of 6% and Ontario’s 2.7%


BOMA BESt Level 2 Certified

BOMA is the Building Owners and Managers Association, and BESt stands for Building Environmental Standards. A Canadian certification program developed specifically for existing buildings, BOMA BESt evaluates and rates the environmental performance and management of existing office, retail, industrial and multi-family buildings.
